Original 1822 letter from Elizabeth Carpenter Malcolm to her brother in law,
well known resident James B. Hubley (1788-1825) of Orwigsburg PA.
Writing on July 23, 1822 from her home in New York, this 2+ page letter contains some family chit chat, several lines of financial concerns, etc. Elizabeth Malcolm was the sister of Margaret Malcolm who married James Hubley in 1813. She mentions "Peggy" a couple of times, so I am assuming this was Margaret's nickname.
Elizabeth and Margaret Malcolm were the daughters of General William Malcolm (1745-1791).
There is a lot of information on Gen. Malcolm on the web.
She also makes note of "Mother's Death." She is referring to Sarah Malcolm who died in 1819.
There is a note on the cover that I presume was made by James Hubley for his records.
Reads as follows: Miss E.C. Malcolm, "S" (refers to sent) 23 July 1822
and "A" (refers to answer) 28 July 1822. There is also an illegible note below that.
The letter is in good condition considering it's age. Has natural folds for delivery.
Some separation at folds - one section is very loose so handle with care.

I have attempted to transcribe the letter below, and believe I deciphered about 80% of the letter.

My dear James
You will no doubt be surprised when I inform you of ?? ?? continued ?? – particularly to+ our three orphans – instead of our ?? the same term as the others, with the deduction of interest we are scheduled to have received ?? Mr. S. will allow us no more than 628$ apiece he has made ??? so that we have never received. Since Mother’s death I only wish you had been here to have settled accounts with him. We endeavor to ?????? trying – Mr Watkins told me yesterday he only waits to hear from

You, in order to pay the sum due on your note – will you have the goodness not to delay waiting as I am ??? to use it ???? will calculate the interest so I can receive only what is right. I wish you would write to us occasionally and perhaps you may be able to bring Peggy in the fall to see us – let us know exactly how she is - tis some time since we have ???
The deed you sent me I will return by mail as ?? opportunity as you please. I have endeavored to sell the land, but have not been able.
I know of nothing either to announce or interest you – every body complains of
